Most landlords don't want a property manager who treats their flat as one row in a spreadsheet of two thousand. They want somebody who picks up the phone, knows which boiler is in the kitchen cupboard, and runs a refurbishment without spiralling cost or time.

QX Properties exists for that landlord. We deliberately keep the roster small so that every property gets meaningful attention — proper inspections, considered repairs, and projects that are run like projects.

What we believe

Transparency over upsell. Quotes are passed through at cost. Where we charge a project management fee, it's stated up front and visible on every invoice. No mystery markups on contractor invoices.

Fewer, better suppliers. A small network of trades who know what they're doing, turn up when they say they will, and stand behind their work. Easier to manage, easier for tenants, better outcomes.

Project discipline applied to property. Even a modest refurbishment benefits from a written scope, a programme, and active progress reporting. We treat property work the way construction projects are treated everywhere else — because that's what they are.

Compliance is non-negotiable. Gas, electrical, EPC, deposit protection, right-to-rent, smoke and CO alarms. Tracked, renewed, on time, every time.

What we don't do

We don't sell properties, we don't run an estate agency, and we don't take on portfolios so large that you become a number. We're a property management business, deliberately specialised.
